Terms of Service

The plain-language terms for using Commercial Lead Hub. We have written them to be readable, not to bury anything in fine print.

A note before you read. This is a plain-language starting template, shared for transparency so you can see how we intend to operate. It is not legal advice, and it will be reviewed and finalized with counsel before launch. If you have questions in the meantime, email support@commercialleadhub.com.

1. Acceptance of terms

By creating an account, subscribing to a plan, or otherwise using Commercial Lead Hub (the “service”), you agree to these Terms of Service. If you are using the service on behalf of a company, you confirm that you have the authority to bind that company to these terms. If you do not agree, do not use the service.

2. Description of service

Commercial Lead Hub is a monthly, non-exclusive subscription that surfaces commercial opportunities compiled from public records. We watch sources such as commercial building and trade permits, property transfers, new business filings, and open public bids across the counties you select, filter for commercial scope, and deliver the results with the public source attached. We provide information and tooling. We do not act as your agent, broker, or representative.

3. Subscriptions and billing

The service is offered as a flat monthly subscription. You pay one fixed rate for your selected plan, billed monthly. There is no long-term contract and no pay-per-lead charge. You may cancel at any time, and your coverage stays active through the end of the period you have already paid for. Fees are non-refundable except where required by law. We may change pricing for future billing periods with reasonable notice.

4. Non-exclusive service

The service is non-exclusive. We do not sell counties or territories as private, exclusive areas. The same opportunity may be shown to other subscribers, including your competitors. Because the underlying information comes from public records, it was never ours to fence off. What you pay for is the work of finding, filtering, and delivering that information early, not a monopoly on it.

5. No guarantee of results

We surface opportunities compiled from public records. We do not guarantee that you will win work, that you will receive any particular number of opportunities, or that any opportunity is accurate, complete, or current. Public records can contain errors, omissions, and delays that are outside our control. You are responsible for independently verifying any opportunity before you act on it, including confirming scope, ownership, contact details, and bid status directly with the relevant source.

6. Acceptable use

You agree to use the service only for lawful purposes connected to your trade business. You agree not to resell, redistribute, or republish the data as a competing data product; not to scrape, copy, or extract the service in bulk by automated means; not to misrepresent yourself when contacting the parties behind an opportunity; not to use the service to harass any person; and not to interfere with or attempt to compromise the security or operation of the service. We may suspend or terminate accounts that violate this section.

7. Data and public records

The opportunity data we surface is compiled from publicly available government and public records. We organize and present that information; we do not create or own the underlying records, and we make no claim of authority over them. The accuracy and timeliness of public records is determined by the agencies that publish them. You are responsible for verifying any record before relying on it.

8. Intellectual property

The service, including its software, design, branding, scoring, filtering, and presentation, is owned by Commercial Lead Hub and protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable right to access and use the service for your own business while your subscription is active. This grant does not transfer any ownership in the service to you. The underlying public records themselves are not owned by us and remain public.

9. Disclaimer of warranties

The service is provided “as is” and “as available,” without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the service will be uninterrupted, error-free, or that any opportunity it surfaces is accurate, complete, or current.

10. Limitation of liability

To the fullest extent permitted by law, Commercial Lead Hub and its owners, employees, and contractors will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost revenue, lost work, or lost data, arising out of or related to your use of the service. To the extent we are found liable, our total liability for any claim will not exceed the amount you paid us for the service in the three months before the event giving rise to the claim.

11. Indemnification

You agree to indemnify and hold harmless Commercial Lead Hub and its owners, employees, and contractors from any claims, damages, losses, liabilities, and expenses, including reasonable legal fees, arising out of your use of the service, your violation of these terms, or your violation of any law or the rights of a third party, including in how you contact or do business with the parties behind an opportunity.

12. Termination

You may cancel your subscription at any time. We may suspend or terminate your access if you violate these terms, fail to pay, or use the service in a way that creates legal or security risk. On termination, your right to access the service ends. Sections that by their nature should survive termination, including disclaimers, limitation of liability, and indemnification, will continue to apply.

13. Changes to these terms

We may update these terms from time to time. When we make a material change, we will update the “Last updated” date above and, where appropriate, notify you. Your continued use of the service after a change takes effect means you accept the updated terms.

14. Governing law

These terms are governed by the laws of the United States and the State of Delaware, without regard to conflict-of-law rules. Any dispute that cannot be resolved informally will be handled under the laws of that jurisdiction.
