How it works

Public records in. Scored, sourced opportunities out.

There is no mystery to it, and that is the point. Every commercial job leaves a trail in the public record before a single contractor gets a phone call. We watch that trail across the counties you work, score each filing for your trade, and hand it to you with the source attached so you can judge it yourself.

The pipeline

Three steps, start to finish.

Public records pulled, scored by trade, and delivered with the source. You decide who is worth a call.

1

Public records pulled

We continuously collect commercial building and trade permits, property transfers, new business filings, and open public bids from county portals, procurement sites, and property records across your service area.

2

Scored by trade

Each filing is read and scored for genuine commercial scope in your trade. Residential noise is removed, and a buildout that means HVAC, electrical, and low-voltage work is tagged for each trade it touches.

3

Delivered with the source

Every opportunity arrives with the address, scope, owner details, date, and a link to the public record it came from. Nothing is hidden behind a black box. You verify it and reach out first.

No lead auction

We are not reselling you the same lead five times.

Most lead platforms run an auction. A homeowner fills out one form, and that single contact gets sold to three, four, or five contractors who then race each other to the phone. You pay per lead, you share it with your competitors, and most of it was never commercial work to begin with.

Commercial Lead Hub does not work that way. We do not generate leads, we surface filings that already exist in the public record. Because the information is public, we never pretend to sell you exclusive access to it. What we sell is the work of finding it, reading it, scoring it for your trade, and getting it to you while it is still early. That is an honest trade, and we keep it honest by always showing you the source.

Why the source matters

  • You can verify every opportunity yourself before you spend a minute on outreach.
  • You see the filing date, so you know how fresh the signal is.
  • You are never asked to trust a score on faith. The record is right there.
  • If a filing turns out not to fit your shop, you can see why and move on fast.
One engine, every trade

The same engine, pointed at your trade.

A single commercial filing rarely means work for just one trade. A new restaurant buildout means mechanical, electrical, and low-voltage. A school re-roof often pairs with a rooftop unit replacement. A property sale can signal a maintenance contract up for grabs across several trades at once.

We built one engine to read those filings and score them for whatever trade is looking. It already runs for HVAC contractors as HVAC Scout and for electrical contractors as Electrician Scout. Commercial Lead Hub is the umbrella over all of it, rolling the same engine out one trade at a time so each contractor sees only the scope that fits their shop.

What that means for you

  • You see opportunities scored for your trade, not a generic firehose of every permit in the county.
  • The engine is already proven in the field, not a beta pointed at your money.
  • As more trades come online, the same filing can surface for each of them, non-exclusively.
